Designing a short-term rental
Over the summer, my partner and I designed a short-term rental in Eagle Pass, TX. We were excited to take on this project, and are so thankful we were given this opportunity. Our client wanted a look that was luxurious, yet welcoming and comfortable for guests. There are many details to consider when designing a space:
Practical furniture that provides function should be the main focus when selecting pieces for a short-term rental.
Thinking about what style would complement the space and achieve the preferred aesthetic are equally as important for creating a satisfying design.
Budget and timeline also play a significant role in the selection of furniture and decor.
While there were many setbacks and challenges that came with this project, we couldn’t be more pleased with the end result. Below are some things we learned during the process, along with what to keep in mind when picking out furniture for a short-term rental.
Practicality
Our Experience: The main goal for this rental was to use pieces that are stylish, comfortable, and durable for guests to enjoy during their stay. We kept accessories to a minimum to allow the guests a place to set their own items, and the rental property will also be easier to clean after each use. The bar stools are sturdy and can easily be tucked under the island or stacked to free up some space. Everything placed in the short-term rental serves a purpose. We included a table read, so guests can have some down time while in-between activities. The guests can flow from one room to another with no obstacles in the way, even with it being a smaller space.
Our Advice: Think about your previous stays at a short-term rental or hotel. What were your experiences, and some things you would change about your stay? If you apply those observations to your own rental, it will make the stay that much more enjoyable. The furniture should be comfortable, but that doesn’t mean style must be sacrificed. Take time to find pieces that work well together and create a space people will want to spend time in. For bedrooms, opt for white duvet covers, down comforters, and sheets. The insert will not need to be washed as often as the sheets and duvet cover. Since these items are white, they can be bleached and extend longevity.
Scale
Our Experience: The living area in this rental is petite, so we searched for smaller pieces that would allow plenty of movement in the space. I also placed proposed items on the floor plan before purchasing the furniture. I had difficulty finding a sofa for this living room—Anything too big was going to seriously crowd the room, and supply chain issues limited our options further. I ended up finding the perfect fit (speaking on the size AND design of this chic loveseat.) It’s modern and stain-resistant, which is definitely important for a rental. It also added a perfect amount of contrast against the greige walls.
Our advice: Pay attention to the size of the items you’re thinking about using in your short-term rental. Measure the room and the furniture before purchasing to make sure its size is going to work in the intended area. A floor plan of the space can be created online to ensure everything is going to fit in the room exactly how you imagined it. This will help you avoid having a breakdown in the middle of your design process. My go-to design program is Spoak, because It’s user-friendly with multiple layout options. Spoak also has helpful budgeting tools, along with the ability to bookmark items you may want to purchase for your design later on.
Style
Our Experience: The style for this rental is modern and elegant, yet inviting. I used the colors green, gold, and black throughout, as these colors feel luxurious paired together. We used Mid-Century Modern furniture, with industrial elements having their moment as well. Mid-Century is a timeless style, and I want the items in this rental to stay relevant for years to come. One of my favorite touches in this rental are the floor-to-ceiling curtains. It’s a simple change that takes a room to the next level.
Our Advice: Try not to go with a ‘theme’ for a room—Instead, choose 2-3 items that are the same color, texture, or material for the space. For example, we used at least three green and black accents in the living room. We also incorporated multiple pieces that had the same wood stain. In short-term rentals, pick quality furniture & decor. Avoid using fragile lamps, glass end tables, etc. I recommend adding some blackout curtains, so the guests can sleep as long as they’d like after a night on the town.
Cozy Elements
A coffee bar is essential—75% of the US population drink coffee. I don’t know what I’d do without coffee in my rental while on vacation. Probably cry.
Pillows and throws are going to add that warmth and coziness you want your guests to feel while staying at your short-term rental. I recommend having no more than 2-3 accent pillows on beds, as they usually end up on the floor at the end of the day, and it will add to the cleaning list. Pillow inserts with covers work best, as they are easier to clean.
Accent seating is a perfect spot for guests to put on their shoes, sit while they are waiting, or as a place to unload any jackets, clothes, or bags. We all have that chair, don’t we?
Include plenty of lighting options, so guests can choose what kind of mood the rooms will evoke during their stay.
One thing I would have changed in this rental is adding rugs to the spaces. I was going back and forth about whether or not to include rugs, as articles discussing cleanliness said to go without. Ultimately, I think it would look more cozy with rugs. If you’re worried about rugs getting stained, go for rugs that don’t cost much to replace, or washable rugs.
